    Consultation

    What you do

    Share your goals, budget, timeline, must-haves, and anything you are worried about.

    I explain the full process and the costs to expect, answer your questions, and we sign a buyer agreement that spells out my services and compensation before we tour homes.

    Pre-approval

    What you do

    Apply with a lender you choose and send me your pre-approval letter.

    What I do

    I explain what your pre-approval means for your price range and monthly payment, and I can share lenders my clients have worked with.

  3. 03

    Search plan

    What you do

    Tell me which homes catch your eye and which communities you want to see.

    What I do

    I set up your home search, compare communities side by side, and flag homes that match what you told me you need.

  4. 04

    Tours

    What you do

    Tour homes in person or by video and tell me honestly what you like and dislike.

    What I do

    I schedule showings, point out condition and cost issues as we go, and help you narrow the list.

    Offer

    What you do

    Decide which home you want and how strong you want your offer to be.

    What I do

    I pull comparable sales, explain each term and contingency in plain language, and negotiate on your behalf.

    Under contract

    What you do

    Schedule your home inspection, keep up with your lender, and respond quickly to requests.

    I track every deadline, review inspection results with you, and help solve problems with the appraisal, repairs, or financing.

  7. 07

    Closing

    What you do

    Do your final walkthrough, review your closing figures, and sign at settlement.

Costs to plan for

Know the numbers early.


Your lender will give you a written estimate of your loan costs. I will go over it with you line by line.

  • Earnest money deposit. Paid when your offer is accepted and usually applied toward your purchase at closing.
  • Home inspection. Paid to the inspector, usually soon after you go under contract.
  • Appraisal. Ordered by your lender to confirm the home's value.
  • Down payment. Depends on your loan type.
  • Closing costs. Lender, title, and government fees, plus prepaid taxes and insurance.
  • Homeowners insurance and moving costs. Easy to forget, so we plan for them up front.
